Sales of residential properties in the first quarter of 2025 have increased by 20% from last year reaching a total of 181,625 transactions across Spain. That’s a solid sign of ongoing demand and market confidence.

Catalunya stands out once again. With nearly 30,000 properties sold, it’s the second most active region, showing an 11% increase in sales compared to the same period last year.”

So what’s behind these numbers? Rising demand, a shift in buyer preferences, and continued investment interest. 

Foreign demand continues to play a significant role in Spain’s real estate market, accounting for 14% of total home purchases nationwide. In Catalunya, the figure is even higher at 15.64%, with approximately 25,600 properties acquired by international buyers. In the province of Tarragona, where popular coastal towns like Cambrils are located, 16.25% of homebuyers are foreign nationals.

Leading the list of nationalities are the British, making up 8% of foreign buyers, followed by Germans (6%), Dutch (6%), as well as Moroccans, French, Romanians, and Italians. This diverse mix reflects the ongoing appeal of the region’s lifestyle, climate, and investment potential.

Cambrils has about 37,612 inhabitants according to municipal census data. The latest available data indicate a total of 31,951 homes, of which just over 44% (about 17,000 homes) are primary residences according to Inescat Institute. Cambrils is the fifth most populated municipality in the province. This high number of homes per inhabitant is due to the fact that in summer the population increases to 90,000 people because it is a very popular coastal destination.

At the beginning of this month of May, Cambrils has about 930 homes published for sale on real estate portals, of which about 380 are houses and about 545 were apartments. We have about 15% less inventory compared with the data of mid-2024

It is estimated that at a general level the average price in Cambrils is about 2.755 euros/m2, 14% more than in May 2024. Always taking into account the prices of properties published in portals.

If we analyze by areas, the old town of Cambrils is the most affordable with an average of 1,832 Euros/m2 and Vilafortuny and La Llosa would be located in the areas with the highest price, with an average of approximately 3,200 Euros/m2, almost at the same level as the average in Barcelona.

  1. Cambrils continues to have a high demand both for second homes, mainly looking for apartments near the beach, and families who decide to move to Cambrils for the whole year looking for a quieter life or better quality of life.
  2. The trend in our market, in general line with the rest of Spain is a high demand with less supply of real estate, so as happens in other municipalities, prices are seeing a slight increase.
